Anti-Mould Paints and Sealers: A Practical Verdict

Anti-mould paint and primer products genuinely help in the right circumstances: applied over a clean, dry, properly treated surface, they slow the return of surface mould and are a sensible finishing step after a complete treatment. Used as a shortcut over untreated mould or a damp substrate, they hide the problem for a season or two before failing, sometimes worse than before. Understanding what these products contain, and where they sit in the repair sequence, makes them useful rather than misleading. What these products actually do

Anti-mould paints and primers work through two main mechanisms.

The first is a biocide additive. Most anti-mould products contain a fungicidal compound that inhibits fungal growth on the painted surface. Common ingredient classes include zinc-based compounds, isothiazolinones, and related industrial fungicidal additives. These work by disrupting the metabolic processes of fungi attempting to colonise the painted surface.

The second is moisture resistance. Some products are formulated with lower water-vapour permeability than standard emulsions, which slows the passage of moisture through the paint film. This reduces the likelihood of a damp surface providing the moisture mould needs to establish on the coating.

What these products do not do: they cannot kill mould already established underneath the paint film. They cannot fix a moisture source. They cannot prevent mould from growing if the substrate behind the paint stays wet. They are a surface treatment with a useful preventive function, not a structural solution to a moisture problem.

Where they earn their keep

Laundries and utility rooms. These are high-moisture functional spaces where some condensation is unavoidable. A moisture-resistant paint with biocide additives is a practical choice here, applied over a clean and dry surface.

Rooms with past condensation mould where the cause has been fixed. If you have added adequate exhaust ventilation, cleaned and treated the affected surfaces, confirmed they are dry, and the room now has proper airflow, an anti-mould coating on the previously affected areas makes sense as a finishing step.

Where they mask the real problem

The most common misuse in Illawarra homes: painting over bathroom ceiling mould without removing or treating the existing growth, then being surprised when it bleeds through or comes back darker within a few months.

A thick coat of anti-mould paint over active mould:

  • Temporarily changes the visual appearance

The biocide additive may slow surface growth slightly, but the fundamental problem is condensation on a cold surface, not an absence of paint chemistry.

Application sequence that actually works

This is the sequence that produces lasting results:

  1. Identify and fix the moisture source first. Nothing in the sequence after this matters if the substrate is going to stay wet. A plumber, waterproofer or building inspector may need to be involved at this step.
  2. Remove or treat existing mould. For hard non-porous surfaces, physical cleaning followed by an appropriate biocide. For porous materials such as plasterboard or soft timber, physical removal of the contaminated material is the correct approach.   3. Allow surfaces to dry fully. Moisture readings from the substrate should confirm an appropriate level before any coating is applied. In winter this takes longer than people expect. Do not rush this step.
  4. Apply anti-mould primer. On previously contaminated surfaces, a shellac-based or oil-based sealer primer provides an additional barrier and improves adhesion of the topcoat. Standard water-based primer is adequate on surfaces that were not directly affected.
  5. Apply an appropriate topcoat. Choose a product formulated for the room type: bathroom-grade formulations typically have higher moisture resistance than standard interior emulsions.

When paint alone is a bad answer

When there is ongoing water ingress. A leaking shower, rising damp, roof leak or subfloor moisture problem requires building repair, not paint. No coating can hold back an active water source indefinitely. It will fail, usually at the worst possible time.

When material is already deeply contaminated. Plasterboard, particleboard and soft timber with mould growth that has penetrated the substrate should be removed and replaced, not painted over. Paint applied over these materials makes future inspection and remediation harder and more expensive.

When documentation is needed. A painted surface does not constitute evidence of proper remediation for an insurance claim, tenancy dispute, or property sale. How long does anti-mould paint last before losing effectiveness?

Most manufacturers quote 5-10 years for the biocide component’s effective activity on the surface. The paint film itself, with normal wear, may last longer. Can I add anti-mould additive to regular paint?

Yes, biocide additives for mixing into standard paint are available at some hardware and paint stores. The effective concentration and application guidance varies by product. Follow the manufacturer’s ratio guidance rather than estimating, as over- or under-dosing affects the outcome.

Does anti-mould paint work inside a shower recess?

Products designed for wet areas can be used in bathroom environments, but not on surfaces that are permanently submerged or wet (the shower recess walls and floor).
