In Berkeley, Unanderra and Mount Kembla, mould most often starts where water coming off the escarpment meets the house: at a retaining wall, a cut into the slope or the uphill side of a subfloor. The rest comes from older cottages with little ventilation and garages turned into living space. Why this pocket is different
The gap between Wollongong and Dapto sits on the lower slopes below Mount Kembla and Mount Keira. Water arrives fast and with force after heavy rain, but on sloping blocks it also has somewhere to go once it is past the house. So instead of the whole-yard saturation seen on the flats around Dapto, damp concentrates in specific places:
- behind retaining walls without working drainage, where water pools against a wall that is also part of the house;
- in cut-and-fill foundations, where the house was dug into the slope and the uphill wall sits against wet ground;
- along the uphill edge of a subfloor, where runoff soaks in before it can drain away.
That makes the uphill side of the house the first place a moisture investigation looks.
The housing, suburb by suburb
Mount Kembla. A former mining village tucked into a gully at the foot of the escarpment, with some of the oldest housing in the district: low-set timber cottages built with very little subfloor ventilation by modern standards. Shade from the gully and the escarpment slows drying, and low clearance makes the subfloors hard to inspect without crawling in.
Unanderra. Older workers’ cottages and weatherboard homes near the town centre, some pre-war, alongside later brick veneer. The cottages tend to have tight rooms and modest ventilation, so bedroom and bathroom condensation sits alongside subfloor damp. A carport or garage converted into a rumpus room or bedroom without any ventilation added is a common source of mould on the coldest wall.
Berkeley. Mostly postwar estate housing, brick veneer on slab or low piers, running down towards the northern shore of Lake Illawarra. On the lower streets the slope eases and damp behaves more like it does around the lake; higher up, retaining walls and cut blocks take over. Ageing bathroom waterproofing in original bathrooms is the other recurring cause.

Frequently asked questions
Does escarpment runoff cause mould directly, or does it have to get inside first?
Both happen. Water pooling against a footing or retaining wall raises subfloor humidity without ever entering the rooms, which is enough to grow mould on joists over time. If it gets in through a slab edge, cavity or vent, the problem shows faster and more visibly.
Why does my Unanderra cottage have mould when my neighbour’s newer brick home does not?
Usually age and ventilation design. Older cottages were often built with less generous subfloor and wall ventilation, and decades of paving and garden beds can bury what they had; an inspection confirms whether that is the cause in your house.
Is a full inspection worth it for a single bathroom ceiling stain?
Not always. A stain with an obvious cause, such as a fan venting into the roof space, can go straight to treatment; an inspection is worth it when the stain keeps returning, there is a musty smell elsewhere, or the house sits on a cut block where a subfloor source is likely.
We converted our Unanderra garage into a bedroom and mould has appeared. Why?
Garages were not built to be lived in: the slab often has no vapour barrier, the walls may be single skin and there is rarely any exhaust ventilation. Moisture from occupants condenses on the cold slab edge and walls, so the fix is usually ventilation plus dealing with ground moisture at the slab.
