There is no reliable fixed price for mould removal, because the job is defined by where the moisture came from and what the mould has grown into, not by the size of the stain. The national figures that do exist are wide: hipages’ mould removal cost guide (updated January 2026) puts whole-house jobs anywhere from $500 to $6,000 or more, and a mould inspection at $150 to $350. A written quote from someone who has looked at the cause is the only number worth planning around.
This guide explains what those published figures do and do not tell you, what moves an Illawarra quote up or down, and how to compare quotes so you pay once.
What the published price guides say
Australian trade marketplaces publish price ranges drawn from jobs on their platforms. They are national, not Illawarra-specific, and they mix simple cleaning tasks with genuine remediation, which is why the ranges are so wide. All figures below are from hipages’ guide, updated 21/01/2026.
| Item | Published range | Source |
|---|---|---|
| Whole-house mould removal | $500 to $6,000 or more | hipages |
| Kitchen or bathroom | $50 to $4,000 | hipages |
| Mould inspection | $150 to $350 | hipages |
| Air sample test | $250 to $300 | hipages |
Read the bottom of each range as a surface clean of a small area, and the top as a contained remediation where materials come out. Neither end tells you which one your home needs. That is decided by the cause.
What actually moves the price
Two bathrooms with “the same” ceiling mould can be quoted very differently. These are the drivers, roughly in order of how much they matter.
- Whether the moisture source is part of the job. Treating mould without fixing what feeds it means paying again. A quote that includes re-ducting an exhaust fan, clearing subfloor vents or arranging a leak repair costs more up front and less over time. Plumbing and electrical work is done and quoted by licensed trades.
- What the mould has grown into. Mould on tiles or glass cleans off. Mould in porous materials (plasterboard, insulation, carpet, timber) often means removing and replacing the material, which adds disposal, patching and repainting.
- Hidden extent. A bathroom fan venting into the roof space can leave growth on the insulation and timbers above the ceiling. That turns a one-room clean into a roof void job, and an assessor who does not check above a mouldy bathroom ceiling has not finished looking.
- Access. Low-clearance subfloors under older northern-suburbs cottages, tight roof voids, steep blocks and CBD apartments with awkward parking all take longer. This is the only real sense in which suburb affects price; the postcode itself does not.
- Containment. Larger jobs done to the IICRC S520 approach (see our guide to mould remediation standards) use plastic containment, negative air and HEPA filtration so spores are not spread through the house during removal. That process is a major reason remediation costs more than cleaning.
- Drying. If the area is still wet, for example after a storm or burst pipe, drying equipment and extra visits come before any reinstatement.
- Timing. hipages notes that emergency jobs command a higher fee. Drying a wet house quickly is still far cheaper than remediating a mouldy one later.
Bathroom, a few rooms, or the whole house
Most scopes fall into one of four shapes, and knowing which one you are in helps you sense-check a quote.
- Bathroom only. Ceiling, grout and silicone, plus the exhaust fan. The key questions are whether growth has gone into the plasterboard backing and whether the fan vents outside. A failed shower membrane is a separate waterproofing trade that comes first. See bathroom and ceiling mould removal.
- One room, one cause. A bedroom under a slow roof leak, a laundry with a failed hose. Efficient if the cause is fixed before work starts; dearer if drying equipment is still needed.
- Several rooms, one cause. An east-coast low driving rain under a ridge cap can affect a hallway and two bedrooms. Shared setup and containment often make this cheaper per room than separate jobs, but it needs a proper remediation scope, not a quick visit.
- Whole house. Genuinely warranted only where a building-wide moisture failure has gone on for a long time, or where contaminated water (flood or sewage) has spread through the building. If a whole-house scope is proposed for what looks like a localised problem, ask for a written justification for each room.
Is a mould inspection worth paying for?
For a small, obvious problem such as spotting over the shower, usually not; a treatment with a source check built in makes more sense. A standalone mould inspection and moisture investigation earns its fee when:
- mould keeps coming back after cleaning
- there is a musty smell but nothing visible
- you are buying an older home
- you need independent documentation for a rental dispute or an insurance claim
An inspection that finds the real cause stops you paying for a job that is too small (the mould comes back) or too big (rooms that did not need it).
Comparing quotes so you pay once
A very cheap “mould clean” usually wipes off what you can see and leaves the condensation, leak or blocked ventilation in place. In the Illawarra’s damp climate that growth returns. When you put quotes side by side, check that each one:
- names the moisture source, not just the visible mould
- lists what will be cleaned, removed or replaced, surface by surface
- includes the source fix, or clearly excludes it so you can price it separately
- describes containment and how the result will be checked (see post-remediation verification)
- is itemised in writing, with assumptions flagged
If one quote is far cheaper than the rest, one or more of these is usually missing. Our guide to choosing the right mould service in Wollongong has the full list of questions to ask.
Paying for it: insurance, payment plans and finance
Insurance. Home policies generally separate sudden events (storm, burst pipe, escape of liquid) from gradual damage, condensation and maintenance issues. Mould that follows a sudden insured event may be claimable as part of that event; mould from long-term damp usually is not. Check your policy wording and notify your insurer early, before major work starts. Our mould and home insurance guide covers the detail. This is general information, not legal or financial advice.
Renting or strata. If mould in a rental comes from a building defect or a maintenance failure, repair is the landlord’s responsibility; see the NSW landlord mould checklist. In an apartment, mould caused by a common property failure is a matter for the owners corporation; see mould in strata apartments.
Payment plans. Some contractors offer deposit-and-milestone payments on larger jobs. Get the dates, amounts, any fees and how variations are handled in writing, and be wary of a large deposit before any work starts.
Finance. Personal loans, a mortgage redraw and buy now, pay later products are all options, with very different total costs. ASIC’s Moneysmart loans guidance explains how to compare them. Avoid high-cost short-term credit; the urgency of a mould problem rarely justifies it.
Deferring. Leaving an active leak for a year usually turns a ceiling job into a wall cavity and framing job. Fixing the source early is the cheapest option you have.
Getting a realistic quote
Photos get you to a realistic first answer fastest. Send a wide shot of each affected room, close-ups of the mould, a photo of any suspected source (fan, window condensation, subfloor vents, water stains), your suburb, and whether you own or rent. Your enquiry is passed to an independent local remediation professional who quotes in their own name, and who will say if an on-site inspection is needed before a firm price is possible. Frequently asked questions
How much does mould removal cost in Australia?
hipages’ published guide puts whole-house mould removal at $500 to $6,000 or more, and a kitchen or bathroom at $50 to $4,000. Those are national marketplace figures; your price depends on the moisture source, the materials affected and access, and is only fixed in a written quote.
How much does a mould inspection cost?
hipages lists a mould inspection at $150 to $350 and an air sample test at $250 to $300. Confirm what the written report will include before you book.
Is mould removal cheaper for a bathroom than the whole house?
Usually, but a bathroom can grow into a bigger job if the exhaust fan vents into the roof space or a failed shower membrane has let water track behind the tiles. Ask the assessor to explain every line in the written scope.
Can I clean some of the mould myself before the contractor comes?
Small patches on hard surfaces like tiles and glass can usually be cleaned at home. Disturbing larger areas without containment can spread spores into clean rooms and enlarge the job, so talk to the contractor first.
Can I get a payment plan for mould removal?
Some contractors offer staged payments on larger jobs, and personal loans or a mortgage redraw are other options. Get any arrangement in writing and compare total costs using Moneysmart’s guidance.
