When mould has spread past one corner, across bedroom walls, inside wardrobes or along ceilings in several rooms, wiping it down is no longer a plan. Whole-home remediation is a staged job: contain the work area, remove what cannot be cleaned, clean what can, dry the structure and fix the moisture that let the mould in. Through Illawarra Mould Removal, the work is quoted and carried out by an independent local remediation contractor.
Remediation versus cleaning
Surface cleaning takes visible growth off a wall. Remediation deals with the whole problem, and the IICRC S520 standard is the recognised industry reference for how professional mould remediation should be done. Our guide to the difference between mould removal and remediation covers this in more depth. In practice a proper job includes:
- Containment. Affected rooms are sealed off, and on larger jobs kept under negative air pressure, so spores disturbed during the work do not spread to clean rooms.
- Controlled removal. Porous materials that cannot be reliably cleaned, such as affected plasterboard, insulation, carpet underlay and swollen MDF, are removed and bagged. NSW Health’s mould factsheet gives the same principle for householders: discard material that cannot be cleaned and dried completely.
- Cleaning what can stay. Framing, brick, tiles and hard surfaces are HEPA-vacuumed and cleaned back.
- Air management and drying. Air scrubbers and dehumidifiers run until moisture readings return to normal.
- Moisture correction. The scope names the source: condensation, rising damp, a roof leak or poor subfloor airflow. Without that, the job is cosmetic.
- Verification. Final moisture readings and a check against the agreed standard. Independent clearance testing is available for larger or disputed jobs; see post-remediation verification explained.
Who it suits
- Mould in several rooms, usually on cooler south-facing walls and ceilings, inside wardrobes and behind furniture against external walls.
- Older double-brick and weatherboard homes, common through the northern suburbs, where solid walls run cold and subfloor ventilation is limited.
- Newer, well-sealed homes in growth areas around Dapto and Shellharbour, where winter condensation from cooking, showers and indoor drying has nowhere to go.
- Homes after a wet season or a leak. If a specific water event caused it, start with water damage and mould response.
- Properties being prepared for sale or a new lease, where documentation of the work matters.
If you are not sure how far it has spread, a mould inspection is the cheaper first step and often narrows the scope. A single mouldy bathroom ceiling is better handled by bathroom and ceiling mould removal.
How the job runs
- Enquiry. Describe each affected room through the quote form: how many rooms, what is visible, when it started.
- Site inspection and written scope. The contractor maps moisture, identifies the source and prepares an itemised scope and quote. Whole-home work is not priced sight unseen.
- Preparation. Dates and access are agreed directly with the contractor, along with what to move and whether you can stay in unaffected rooms.
- Containment, removal and cleaning, room by room, with cavities checked before anything is closed up.
- Drying and verification until readings are back in the normal range, then a walkthrough against the scope.
- Source fix and reinstatement. Plumbing, roofing, electrical and rebuild work go to appropriately licensed trades and are quoted separately.
What drives the cost
Prices are not published here because two similar houses in the same street can need very different jobs. The cost depends on the number of affected rooms, how much material must be removed rather than cleaned, how complex containment is, access, how long the structure takes to dry, and whether reinstatement (plasterboard, insulation, painting) is part of the job. The mould removal cost guide explains each driver.
Frequently asked questions
Can we live in the house during mould remediation?
Often, yes. Containment exists so unaffected rooms stay usable, and many jobs are staged room by room; the contractor will say at quote stage if any part of the work is better done with the house empty.
How long does whole-home remediation take?
It depends on the scale of the job and on drying. Drying is set by moisture readings, not the calendar, because closing walls up while they are still wet is how mould comes back.
Is the black mould on my bedroom wall dangerous?
Colour does not tell you the species, and this site does not give health advice. NSW Health’s mould factsheet explains who is more sensitive to mould and says to see your doctor if you have symptoms.
Will the mould come back after remediation?
Not if the moisture source is genuinely fixed, which is why the scope must name it. No honest operator can promise a coastal home will never grow mould again if ventilation habits lapse.
