Why Mould Came Back After Treatment: Six Common Reasons

If mould has come back after treatment, the most likely reason is that the moisture source was never fixed, not that the cleaning product or technique failed. That is the most common pattern in Illawarra homes: mould is cleaned, sometimes thoroughly, but the damp wall, the slow leak, or the unventilated cavity is still there, and the mould returns within weeks or months. Understanding which of the six reasons below applies to your situation is the starting point for getting the redo right. Reason 1: the moisture source was never fixed

This is by far the most common reason mould came back after treatment. Mould is a symptom of moisture. Cleaning the symptom without removing the cause is like mopping a floor while the tap is still running.

Common moisture sources that are cleaned around and then left active:

  • A slow shower base or waste connection leak that has been present for years without visible pooling
  • Condensation on uninsulated or poorly ventilated walls, recurring every winter without any change to the room conditions
  • Subfloor drainage inadequacy where existing vents are blocked, undersized or pointing the wrong way
  • A leaking balcony flashing, window frame seal or roof junction contributing moisture to a wall cavity

A proper remediation job should begin with a moisture investigation: substrate readings, identification of likely pathways, and a recommendation on what to repair before or alongside the remediation work itself. If treatment was done without this step, recurrence is unsurprising.

Reason 2: the growth wasn’t fully removed

Cleaning the visible mould surface without physically removing the affected material leaves the underlying mycelium, the root-like structure of mould, intact inside porous materials. On plasterboard, timber framing, or porous surfaces, surface-level cleaning often does not reach the depth of the growth.

The IICRC, restoration standards framework (S520) is clear on this: for contaminated porous materials where hyphae have penetrated the substrate, physical removal is the preferred approach. Encapsulating or painting over growth that has penetrated below the surface is not remediation.

Common situations where this pattern appears:

  • Plasterboard that was wiped with a biocide product and then repainted without being removed or replaced
  • Timber framing that was treated on the face surface but where the growth had already penetrated the grain
  • Carpet or underlay that was dried and spot-treated but not removed and replaced

Reason 3: cross-contamination from an untreated area

If one area is treated but there is additional mould in an adjacent room, wall cavity, roof void, or subfloor that was not identified or addressed, spores from the untreated reservoir can recolonise the remediated area.

This pattern is particularly common in Illawarra homes with subfloor voids. A bathroom ceiling might be cleaned, but if the subfloor below the bathroom has established mould from a drainage problem, the bathroom ceiling can be recontaminated in a matter of months.

Hidden mould behind walls is also a frequent untreated reservoir. If a wall cavity adjacent to the cleaned area was not assessed during the original job, it may be the source of ongoing recontamination.

Reason 4: no containment during the work

When mould is disturbed, spores become airborne and can travel through a building’s air pathways. Professional remediation uses physical containment and negative air pressure to prevent spores from the work area moving elsewhere in the home. Without containment, cleaning one room can spread spores to adjacent rooms and create new growth points.

If treatment was carried out without any visible containment setup, particularly for jobs covering a meaningful area, the cleaning process itself may have redistributed the contamination.

Reason 5: repainted or resealed too soon

Applying paint, sealers or anti-mould coatings over surfaces that are still damp, or that have not been given adequate drying time after treatment, traps moisture under the new surface layer. That trapped moisture creates exactly the conditions mould needs to grow between the wall material and the paint film.

The sequence that works: fix the moisture source, remove or treat affected material, allow substrates to dry fully (confirmed by moisture meter readings), apply an appropriate primer or sealer, then apply the topcoat.

Skipping or rushing the drying step is a common error, particularly in winter when drying takes longer than expected. Reason 6: seasonal humidity re-triggered growth

In the Illawarra’s coastal climate, some mould problems are genuinely seasonal. The treatment was adequate, the visible growth was removed, but the conditions that supported that growth, such as winter condensation on uninsulated walls or summer humidity in a poorly ventilated bathroom, returned with the next season and reactivated spores that were not fully eliminated.

This is different from a treatment failure: it is an environmental condition that needs ongoing management rather than a one-time fix. The appropriate response is changing the conditions: better ventilation, targeted dehumidifier use, heating in winter to keep wall surface temperatures above dew point, or improved insulation to cold surfaces.

My painter said the mould came back because I didn’t use the right paint. Is that true?

Sometimes paint choice is a contributing factor, but rarely the root cause. Paint with biocide additives can resist surface fungal growth where conditions are marginal. But if the wall is staying damp, or if growth was not physically removed before painting, no paint product will prevent recurrence. A better paint applied over the same underlying conditions will fail the same way.

Is it normal for mould to keep coming back in the same spot every winter?

It is common but not inevitable. Recurring seasonal mould in the same location is usually condensation-driven. That spot is cold enough in winter to fall below dew point and collect surface moisture regularly. The fix is reducing indoor humidity, improving ventilation in that room, or insulating the cold surface so it stays warm enough to avoid condensation.

How do I know if the treatment I had was done properly?

Ask these questions: Was moisture testing done before and after? Was the moisture source identified and fixed? Was affected porous material physically removed, or just sprayed? Was there any visible containment setup during the work? Was there a written clearance report at the end? If the answer to most of those is no, the treatment was a surface clean rather than a full remediation.

Can I do the redo myself?

Small surface areas on hard, non-porous surfaces can often be addressed with a thorough DIY approach. Larger areas involving plasterboard removal, subfloor investigation, roof void access, or wall cavities are genuinely better handled by a professional with the right equipment and containment. The risk of spreading contamination during the work is real without proper technique.
