Hidden mould behind walls is one of the most common sources of persistent indoor air quality problems in Illawarra homes, and one of the most frequently overlooked. It can develop for months or years without any visible surface growth, sustained by a moisture source inside the wall cavity. By the time signs appear at the surface, the extent is often larger than homeowners expect. Hidden mould behind walls is driven by a moisture source inside the cavity: a shower leak, a window seal failure, condensation on cold masonry, a slow roof or gutter leak, or rising damp. The signs are indirect because the mould is out of sight. If you have recurring surface mould on the same wall, a persistent musty smell, or damp patches that appear without an obvious surface source, hidden mould behind walls is a reasonable explanation. Eight signs mould is hiding behind a wall
1. Recurring surface mould in the same spot. If you clean a mould patch on a wall surface and it returns to the same location within a few weeks, the surface growth is being fed by something on the other side of the plasterboard. 2. A persistent musty smell that does not clear with ventilation. MVOCs (the gases produced by active mould) migrate through plasterboard joints, unsealed penetrations and floor gaps. A musty smell present in a room regardless of how much you ventilate is a reliable indicator of mould somewhere inside the building fabric. 3. Paint or wallpaper bubbling on an interior wall. Moisture inside the wall cavity migrates outward, carrying dissolved salts. The water evaporates at the surface, leaving salts behind that push paint off the substrate. Bubbling paint on a wall that is not an exterior surface is particularly suggestive of moisture trapped inside.
4. Soft or discoloured patches on plasterboard. Wet plasterboard changes colour slightly, from white to cream or grey-beige, and loses rigidity. If you press gently on a suspect area and feel slight give that is not typical of the rest of the wall, the plasterboard behind has absorbed moisture.
5. Mould on the back of furniture pushed against an exterior wall. This is surface condensation mould, but it tells you the wall behind is cold and damp. Moving furniture and finding mould on both the furniture back and the wall surface is a sign the wall itself is persistently cold and wet. 6. Mould appearing near a wet area on an adjacent wall. Mould that appears on a bedroom wall adjacent to a bathroom, or on a hallway wall adjacent to a laundry, often originates from a shower or pipe leak in the adjacent room. 7. Increased frequency of allergy or asthma symptoms at home. While this is a medical question for a GP rather than a building inspector, the pattern of symptoms being clearly worse at home than elsewhere, especially if a smell is present, supports the likelihood of elevated airborne spore counts from a hidden source.
8. A damp patch on an interior wall surface after rain. Damp that appears on an interior surface during or after rain, and is not directly below a ceiling stain or a window, suggests water is entering the wall from a gap in the building envelope, pooling inside the cavity and wicking outward. Why cavities go undetected for years
Several features of typical Illawarra home construction allow hidden mould to develop for long periods:
Plasterboard facing is relatively impermeable on the surface. Minor mould growth on the paper backing of plasterboard, which is the side facing into the cavity, may not produce visible surface staining for months.
Brick veneer and double-brick construction have deep cavities. The air gap between the brick outer leaf and the internal wall lining in brick veneer homes can be 40 to 90mm wide. This space allows moisture to move, pool and support mould growth entirely within the cavity without visible breakthrough.
Horizontal moisture movement is slow. Water entering a cavity at a high point, from a roof or window junction, can take weeks to migrate downward and sideways before it saturates enough material to show at the surface.
Ventilation patterns can concentrate smell away from the source. Airflow inside a home moves MVOC smell from the source room toward where air exits, so the smell can be strongest in a room that is not the one with the mould, making location harder.
What non-invasive inspection can and cannot see
A professional inspection using non-invasive tools is the appropriate starting point for hidden mould behind walls. The tools used are a moisture meter and a thermal camera, and their capabilities are specific:
Moisture meters (pin type and non-contact pinless type) measure electrical conductivity or radio-frequency response in building materials, which correlates with moisture content. They give a quantified reading of whether a material is dry, elevated or wet. They read the material they are in contact with or immediately behind, not deep into a cavity.
Thermal cameras detect surface temperature differences. A damp patch inside a wall cavity may show as a cooler surface temperature on the plasterboard face, because evaporative cooling from moisture reduces surface temperature slightly. This is helpful, but the camera sees temperature, not mould. A cold patch could be a missing insulation batt, a water pipe, or a structural steel member, not necessarily mould. Together, elevated moisture readings combined with a cool thermal anomaly in the same location is a strong indicator that warrants further investigation.
What these tools cannot do: confirm the presence of mould without opening the wall, identify the species present, or determine the extent of growth inside the cavity beyond the sensor’s penetration depth.
When invasive investigation is justified
Opening a wall (making an inspection hole or removing a section of plasterboard) is justified when:
- Non-invasive readings are elevated and correlate with visible signs (smell, surface bubbling, recurring mould)
- The suspected moisture source (a shower, a window, a pipe) is confirmed as leaking
- A remediation quote is needed with confirmed extent rather than an estimate
- Insurance requires documentation of the damage scope
A small inspection opening (one removed sheet of plasterboard, or a borescope entry through a small drilled hole) is much less disruptive than a full wall opening, and gives direct visual confirmation of what is inside.
The remediation reality when a wall opens up
When a wall cavity is opened and active mould is confirmed, the remediation scope is determined by:
- The linear extent of affected framing and plasterboard
- The porosity of affected materials (plasterboard paper and raw timber absorb mould differently from painted masonry)
- Whether the moisture source is fixed before or during the work

Can mould behind a wall make you sick?
Health questions belong with a GP, not a building service. NSW Health acknowledges that damp and mouldy housing is associated with health problems, particularly respiratory conditions and irritation. From a building perspective, mould in a wall cavity produces spores and MVOCs that can migrate into the living space. Removing the source is the building-side action; medical advice is for your doctor.
How do professionals find mould inside walls without opening them?
The primary tools are moisture meters and thermal cameras, as described above. A moisture meter gives quantified material moisture readings; a thermal camera shows temperature anomalies that suggest hidden damp. Where these findings are consistent with visible signs, an inspector can make a confident assessment that hidden mould is likely and give an indicative scope before any wall is opened.
Does cavity mould always require wall removal?
No. The extent and material type determine the approach. Mould on masonry surfaces inside a cavity (inside the brick face of a brick veneer home, for example) can sometimes be treated without removing the internal lining if access can be achieved another way and the moisture source is fixed. Mould on plasterboard paper or in saturated raw timber framing generally requires material removal because these porous materials cannot be effectively cleaned to an acceptable standard.
How much does it cost to fix mould behind walls?
Cost depends entirely on extent. A small contained leak affecting one wall section is a much smaller job than an ongoing shower leak that has saturated three wall faces over two years. My paint is bubbling but I can’t smell mould. Should I be worried?
Paint bubbling on an interior wall is worth investigating regardless of smell. The absence of smell does not rule out hidden mould: a small, newly established colony, or one in a well-sealed cavity, may produce minimal MVOC output.
