What air sampling measures

An air sample collects a known volume of air from a room over a set period, typically using a calibrated pump and an impaction or cassette-type collector. The sample is sent to an accredited laboratory, which counts the fungal spores (and sometimes other particles) captured per cubic metre of air.

The result tells you:

  • The concentration of airborne spores in that room at the time of sampling
  • The general types of spores present (by morphology under a microscope)
  • How this compares to an outdoor control sample taken at the same time

Air sampling does not tell you: where the mould is coming from, whether the spores are from living or dead mould, or whether any particular spore level is definitively “safe” or “dangerous.” Context, particularly comparison with an outdoor control and with unaffected rooms, is what gives the number meaning.

What surface swabs and tape-lifts measure

A surface swab or tape-lift collects fungal material directly from a surface: a visible mould patch, a suspect stain, or a material being assessed. The sample goes to a lab for microscopic or culture analysis.

The result tells you:

  • What fungal species or genera are present on that specific surface
  • The approximate quantity or density of spore-producing structures on the sample
  • Whether certain indicator species are present (this is occasionally relevant for specific health or legal questions)

What it does not tell you: whether the mould has penetrated below the visible surface, or what the airborne spore burden in the room is. A swab of a clean-looking wall will not detect mould growing behind it.

Tape-lifts work similarly to swabs but use a clear adhesive tape pressed to the surface. They are particularly useful for identifying fungal species on visible mould patches. Both methods require lab analysis to produce results beyond “mould is present.”

Scenarios: which to use when

Visible mould with an identifiable moisture source. Neither test is usually needed. The moisture source drives the remediation scope and approach. Testing does not change what the job looks like.

Invisible mould suspected: musty smell, health symptoms, no visible growth. Air sampling is more likely to detect an elevated airborne load from a hidden source than a swab on a wall surface. Combine it with moisture meter and thermal imaging assessment to narrow the source location.

Post-remediation clearance. Air sampling taken inside the remediated area and compared to an outdoor control is a standard component of a full post-remediation verification where documentation is needed for insurance, legal or property purposes.

Insurance or legal dispute. Both methods may be requested to document the extent of contamination or verify that remediation was completed. A mould assessment report that includes lab results carries more weight in these contexts.

Reading the report honestly

The most important thing to understand about mould test reports is what they cannot tell you.

An air sampling report showing elevated spore counts tells you there is probably an indoor mould source. It does not tell you where it is, how large it is, or whether it is actively growing. It does not constitute a health risk assessment.

A swab report identifying a specific species on a surface confirms that mould is present there. For most species found in Australian homes, the appropriate response is the same regardless of species: fix the moisture source and remove the growth. Species identification rarely changes the remediation plan.

Do not accept a report that claims a specific spore count is definitively safe or unsafe without contextual explanation. The professional community uses outdoor comparison, not a single universal number, as the reference point.

Can I take an air sample myself and send it to a lab?

The lab report came back with a species name. What does it mean?
