Why coastal air holds moisture longer
Relative humidity (RH) is the amount of water vapour in air expressed as a percentage of the maximum that air at that temperature can hold. When RH exceeds around 70 per cent at a surface temperature, conditions support mould growth on many building materials.
The ocean moderates temperature: coastal locations warm more slowly and cool more slowly than inland areas. This moderation reduces the temperature extremes that cause large diurnal RH swings in inland regions. Inland on a summer day, RH may drop to 30 or 40 per cent in the afternoon heat, which is below mould growth threshold. In a beachfront suburb of Wollongong or Thirroul on the same day, RH may remain above 60 per cent through the whole day.
Overnight, coastal air stays warmer than inland air, which means the overnight RH spike that accompanies cooling is less dramatic but sustained across more hours. The net effect is that a coastal Illawarra home spends more hours per day above the mould growth humidity threshold than an equivalent home in Campbelltown or Lithgow.
What salt air does to building materials
Salt air carries microscopic sea spray droplets that deposit chloride salts on exposed surfaces. These salt deposits accelerate mould by two mechanisms:
Hygroscopic absorption. Deposited salts absorb moisture from the air, maintaining a thin layer of surface moisture even when ambient RH is below the condensation point. Mould can use this surface moisture, particularly on materials that also provide a nutrient source (timber, painted concrete, silicone sealant).
Material degradation. Chloride salts accelerate the corrosion of metal fixings, window frames and roof fixings. A window frame whose aluminium extrusion is corroded no longer seals properly against rain. Silicone sealant in a salt-air environment hardens and shrinks faster, opening gaps at junctions around windows, flashings and penetrations. These gaps allow moisture entry into wall assemblies where mould develops.
The rate of salt deposition decreases with distance from the water. A property 500 metres from the beach experiences meaningfully less salt deposition than a property on the foreshore. Thirroul, Austinmer and Coledale, which sit between the escarpment and the ocean with limited setback in some locations, see higher salt exposure than inland areas like Dapto or Albion Park.
The Illawarra suburbs most exposed
The gradient of coastal mould risk runs roughly from highest to lower as distance from the ocean increases, but also from south to north based on prevailing wind patterns. Suburbs with the greatest beachfront exposure to north-east and south-east winds include:
- Austinmer and Thirroul: tight beach towns with significant housing stock facing the ocean directly, many of which are older weatherboard homes with original window seals and silicone. The Thirroul service area and Austinmer service area pages have local context.
- Coledale, Scarborough and Coalcliff: escarpment-base communities with limited flat land between the beach and the cliff, maximising salt and moisture exposure.
- Kiama: exposed to south-easterly swells and wind, the blowhole area and beachfront properties in Kiama have high salt exposure. The inland suburbs of Kiama are significantly less affected.
- Wollongong beachfront: North Beach and City Beach-adjacent properties in Wollongong face direct north-easterly sea breezes.
Further inland, suburbs like Dapto, Albion Park, Fairy Meadow (away from the beach strip) and Corrimal have lower salt exposure and more conventional mould patterns driven by condensation and building moisture rather than persistent coastal humidity.
Prevention routines that actually work
Given that coastal humidity cannot be controlled, prevention focuses on managing the indoor environment and maintaining the building envelope:
Maintain exhaust ventilation aggressively. In coastal homes, bathroom and kitchen exhaust fans are not optional. Mould growth that a drier inland home might tolerate at a low level can accelerate rapidly in coastal humidity. Fans should vent directly outside (not into a roof void) and run during and for at least 15 minutes after steam-producing activities.
Use a dehumidifier in sleeping areas and problem rooms. A dehumidifier running in a bedroom or living area during high-humidity periods can maintain indoor RH below 60 per cent even when outdoor RH is 80 per cent or more. How far from the coast does the salt air effect diminish?
There is no hard boundary, but salt deposition roughly halves for each kilometre of distance from the shoreline under most wind conditions. Direct-ocean-facing properties within 200 metres see the highest exposure. Properties 2 kilometres inland and set back from direct ocean exposure see substantially lower salt loads. The escarpment (Bulli Pass, Macquarie Pass) acts as a barrier, so properties on the escarpment plateau above Thirroul are far less salt-affected than beachfront homes below.
