HEPA Vacuums and Negative-Air Containment in Mould Remediation

HEPA vacuuming and negative-air containment are the two pieces of equipment on a mould remediation job that do the most to prevent spores disturbed during removal from spreading through the rest of your home. A hepa vacuum mould remediation scope that includes containment barriers and an air filtration device costs more than a spray-and-wipe, but the difference is significant: without them, remediation work can lift spore counts in adjacent rooms even as it cleans the target area. A quote that makes no mention of these should prompt a direct question.

HEPA vacuuming: what it does and doesn’t do

HEPA stands for High Efficiency Particulate Air. A true HEPA filter captures 99.97% of particles at 0.3 microns in diameter, which is the hardest particle size for any filtration medium to trap. Mould spores typically range from around 2 to 100 microns, well within the HEPA capture range.

A standard vacuum cleaner, a shopvac or a domestic dust buster does not have HEPA filtration. When it picks up mould spores, it exhausts a portion of them back through the motor exhaust directly into the air. The effect is to spread the problem while appearing to clean it up.

Professional HEPA vacuuming on a remediation job removes settled spore debris from hard surfaces before and after physical removal of affected materials. It is typically used at the start of works to reduce the surface spore load, and again after demolition and cleaning as a final step before the containment comes down.

What HEPA vacuuming does not do: it doesn’t kill mould, it doesn’t penetrate porous materials and it doesn’t substitute for physical removal of affected plasterboard, timber or insulation where the growth has penetrated into the material. Negative-air machines and AFDs explained

A negative-air machine, also called an Air Filtration Device (AFD), draws air out of the containment work zone and exhausts it through a HEPA filter to outside the building or to an unaffected area.

The purpose is to create negative pressure inside the containment zone. When air pressure inside is lower than outside, any air that leaks around the containment barriers flows inward, not outward. The net effect is that mould spores disturbed during demolition and cleaning cannot escape into the rest of the building through gaps in the containment.

A properly sized AFD achieves at least four air changes per hour within the containment volume. On a ceiling void or subfloor job, this requires ducting from the AFD through the hatch to an exterior exhaust point, which is why you’ll often see flexible duct running from a roof access hole or subfloor vent to an AFD sitting outside the space.

IICRC restoration standards treat negative air as standard practice on significant mould remediation projects. The IICRC S520 standard, which is the most widely referenced mould remediation framework used in Australia, aligns with this approach.

Containment barriers and airlock zones

Containment barriers are the visible markers of a properly set-up job. Typically these are:

  • 6-mil polyethylene sheeting sealed to walls, ceilings and floors with spray adhesive and sealing tape
  • Zippered entry doors or double-layer flap entries at the containment threshold
  • On larger jobs: a double-entry airlock with a small buffer zone between two poly barriers

The barriers prevent spores from crossing into clean areas during the demolition and cleaning phases. An adequately sealed containment means the rest of the house can typically remain occupied (in comfortable rooms with the doors kept closed) while work proceeds in the affected zone, subject to your contractor’s guidance.

How this changes cross-contamination risk

Without containment, air sampling in rooms adjacent to demolition work sometimes shows spore counts higher than the affected room itself. This is because demolition physically disturbs settled spore colonies and puts them into air movement from opening doors and windows.

With negative-air containment, adjacent rooms can maintain near-background spore counts even while significant mould demolition is underway. This matters most when:

  • The household includes someone with asthma, allergic rhinitis or a compromised immune system
  • The affected area is adjacent to a nursery, bedroom or living area in regular use
  • The mould is visible on walls or ceilings rather than being confined to a contained space

Why a quote without these matters

If a quote describes the scope as “apply antifungal treatment and wipe down affected surfaces”, it is describing a cleaning service, not a remediation. For surface mould on non-porous materials (glazed tiles, sealed concrete, glass), cleaning may be appropriate. For mould on plasterboard, timber framing, ceiling battens or insulation, this scope is inadequate.

A quote that includes:

  • Physical removal of affected porous materials
  • HEPA vacuuming before and after
  • Negative-air containment during works
  • A post-remediation inspection or report

What a homeowner should expect on site

Before any demolition or cleaning begins, the crew should complete the containment setup. You should be able to see the poly barriers and hear the AFD running before any materials are touched. The sequence on a standard job looks like this:

  1. Containment barriers and AFD installed and running
  2. HEPA vacuuming of accessible surfaces in the containment zone
  3. Physical removal of mould-affected materials (plasterboard, insulation, timber where required)
  4. Cleaning of structural materials and hard surfaces remaining

  6. Final HEPA vacuuming of all surfaces
  7. Containment barriers removed after the space is clean
  8. Post-remediation paperwork or clearance inspection

FAQs

Do small jobs like bathroom ceiling mould really need full containment?

It depends on the extent and the moisture conditions. A small surface mould patch on a sealed bathroom ceiling with no underlying structural involvement can often be treated with basic drop-sheet protection and close-off of the doorway. A bathroom ceiling with mould that has penetrated into the plasterboard, or that extends into the ceiling void, warrants a more thorough containment setup. The scope should follow the extent of the problem, not a flat rule either way.

What does negative air actually mean and how do I know it’s working?

Negative air means the air pressure inside the containment zone is lower than outside it. In practice: if you hold your hand near a small gap in the containment barrier, you should feel air being drawn inward, not blowing outward. The AFD achieves this by exhausting air out of the zone continuously. You should be able to see and hear the AFD running throughout the works.

Can I stay in my home while mould remediation is being done?

Often yes, in rooms that are not part of the containment zone. Your contractor should advise you on which areas are safe to occupy during works. Vulnerable household members (pregnant women, infants, people with respiratory conditions) should ideally be away from the property during the works and for a few hours after the containment comes down.

Should I see a HEPA vacuum on site or will the crew just wipe down surfaces?

You should see a HEPA vacuum. A wet cloth wipe-down removes surface mould but pushes some spores across the surface and into the air. HEPA vacuuming first reduces the settled spore load before any wiping begins. If a crew arrives with only a cloth, a spray bottle and no vacuum, that is a signal to ask about their protocol.
