For timber-framed homes, subfloor remediation involves clearing the void of debris, treating all visible mould on bearers and joists with appropriate antimicrobials, applying a penetrating fungicide to treated timbers, installing a ground vapour barrier (minimum 200 micron polythene), and upgrading passive brick vents to an active ventilation system if needed.

Rising Damp Treatment in Slab Homes

For slab homes with rising damp, the perimeter slab edge requires attention. Options include:

  • External tanking, excavate the perimeter and apply waterproof membrane to slab edge and footing
  • Chemical injection damp proofing, inject silicone or stearate compound along the mortar course at slab level to create a capillary break
  • Internal cavity drain membrane, a drainage track system on the internal face of perimeter walls

All of these work best when combined with treating the mould that’s already established and improving subfloor or under-slab ventilation.

Addressing Garden Beds Against Walls

A very common contributing factor in Dapto is raised garden beds built directly against external walls. These trap moisture against the building and bridge the damp proof course. Lowering garden beds to at least 150 mm below the damp proof course level and installing an AGS drainage channel is a simple fix that dramatically reduces moisture entry.

  • Run a high-capacity dehumidifier (30-50 L/day) in the most affected areas, especially through winter months
