How Proper Bathroom Waterproofing Prevents Recurring Mould in Illawarra

Most recurring bathroom mould in Illawarra homes is not a ventilation problem or a cleaning problem, it’s a waterproofing failure. Water that migrates through grout, cracked tiles or failed silicone reaches the substrate and wall framing behind the tile layer, where it sits in darkness without airflow. Mould establishes in this hidden space, and every surface clean is just removing the visible tip of a much larger colony growing in the wall cavity.

If your bathroom mould keeps returning within weeks of treatment, the waterproofing system needs investigation before the next remediation.

How Bathroom Waterproofing Works

Australian Standard AS 3740 sets the minimum requirements for waterproofing in domestic wet areas. A compliant bathroom waterproofing system consists of:

  1. Substrate preparation, the wall or floor substrate must be solid, level and free of dust, grease and voids
  2. Membrane application, a continuous waterproof membrane is applied to all wet areas, including the full shower floor, full height of shower walls to at least 1,800 mm (or ceiling if fully enclosed), and extending 50 mm past the shower enclosure on floor and walls
  3. Reinforcement at junctions, fabric reinforcement tape is embedded at all internal corners (wall-to-wall and wall-to-floor), which are the highest stress points where cracking occurs
  4. Curing time, the membrane must cure fully before tile adhesive is applied
  5. Tile adhesive and tiles, tiles are set in appropriate adhesive over the cured membrane

When each step is done correctly, the result is a membrane that directs any water that penetrates the tile-grout surface back to the drain without reaching the substrate. When any step is skipped or done poorly, water finds a path through.

Signs of Failing Waterproofing

Mould returning within 4-8 weeks of cleaning or remediation, the most reliable indicator. If the mould keeps coming back in the same location after proper surface treatment, moisture is entering from behind the tile surface.

Soft or hollow tiles in the shower, tap tiles with your knuckle. A hollow sound indicates the adhesive bond has broken, typically because moisture has saturated the tile bed. Once the bond fails, water migration into the wall increases dramatically.

Lifting or bubbling floor tiles, the tile adhesive is losing its bond due to moisture below. This almost always involves waterproofing failure.

Efflorescence (white crystalline deposits) on grout lines, salts from the substrate are migrating outward with moisture, indicating water movement through the tile layer.

Staining on walls adjacent to shower, if the plasterboard wall next to the shower enclosure has water staining or mould at the base, water is travelling outside the shower footprint, indicating the membrane has failed at the perimeter.

Damp smell despite no visible mould, a persistent musty smell in the bathroom even after thorough cleaning suggests mould in the wall cavity behind failing waterproofing.

Swollen or damp skirting boards, water that has penetrated the shower floor membrane travels along the slab under tiles and wicks up into skirting boards and wall bases.

The Hidden Damage Behind Failed Waterproofing

When we investigate recurring bathroom mould and find a waterproofing failure, the typical scenario behind the tiles includes:

  • Saturated tile adhesive bed and screed
  • Wet or rotted substrate (compressed fibre sheet, plasterboard or old fibro)
  • Mould on the face of the waterproof membrane where it still exists
  • Mould on wall studs and noggings if water has reached the framing
  • Mould and possible rot in floor joists (in suspended timber floors)

The scale of damage determines the remediation approach. In the best case, membrane failure identified early, stripping tiles, replacing the membrane and re-tiling is sufficient. In worse cases, wall framing and floor joists need mould treatment or replacement before re-waterproofing.

Most pre-1990 bathrooms in Wollongong, Corrimal, Dapto and other established suburbs were built without any waterproofing membrane. The shower area may have sand-cement bed directly on a concrete slab or timber framing, no membrane, no protection. Every grout joint and tile crack is a direct water pathway.

Investigating a Suspected Failure

Before committing to a full bathroom strip-out, a mould inspection using moisture meters and thermal imaging camera can often identify:

  • Which areas of the shower or wet zone are wet behind the tiles
  • Whether moisture extends beyond the immediate shower area
  • Whether floor joists or wall framing are affected

This investigation guides the scope of work, you may find that only a section of waterproofing has failed rather than the entire bathroom, which significantly affects the remediation cost.

Fixing the Problem: What Waterproofing Remediation Involves

Strip out the failed areas. Tiles, adhesive and failed substrate are removed. This is destructive and produces significant debris, it also reveals the extent of damage.

Treat structural mould. Any mould on framing, substrate or concrete is treated with appropriate antimicrobials and allowed to dry before new work begins. This is critical, applying new waterproofing over active mould traps it and doesn’t resolve the health issue.

Repair or replace damaged substrate. Wet compressed fibre sheet or deteriorated plasterboard is replaced. Mould-affected studs may need treatment or replacement depending on severity.

Apply new membrane system. A fully compliant AS 3740 membrane system with fabric reinforcement at all junctions is applied. Membrane must extend the correct distances beyond the wet area.

Independent inspection. Some councils and certifiers require an inspection of the membrane before tiles are placed. Even without a formal requirement, it’s worth having an independent look before the membrane is covered.

Re-tile and seal. Tiles are set in appropriate adhesive, grouted with non-sanded grout (in fine joints) or appropriate sanded grout, and all perimeter junctions sealed with tradie-grade silicone (not household-grade).

Frequently Asked Questions

Can you re-grout or re-silicone instead of replacing the waterproofing? Sometimes, for minor localised failures at joints. If the failure is limited to a silicone joint that has lifted and cracked, replacing the silicone (cleaning out the old, allowing to dry, and applying new tradie-grade silicone) can stop water entry. If tiles are hollow or there is moisture behind walls already, re-grouting treats the symptom not the cause and mould will continue.

How long does compliant bathroom waterproofing last? A properly applied liquid membrane under tiles should last 20+ years. The grout and silicone joints above the membrane have a shorter life, silicone is typically effective for 10-15 years before it deteriorates and cracks. Keeping silicone in good condition extends the effective life of the underlying waterproofing.

My rental property bathroom has recurring mould, is this a waterproofing issue? Very likely. Landlords have an obligation to maintain premises in a reasonable state of repair. A bathroom with failing waterproofing is not in a reasonable state of repair. Can I just tile over the existing tiles to fix a waterproofing failure? No. Tiling over existing tiles that are hollow or over a failed waterproofing system does not fix the water pathway. The new tiles will bond to old tiles that are already compromised, and water will continue migrating behind. This approach also increases the tile layer thickness, which can create height and drainage issues.

Is there a way to waterproof without removing all the tiles? For small areas of localised failure, a specialist injected polyurethane grout can sometimes be used to seal voids behind tiles without stripping them.
