Why built-ins on external walls are worse than freestanding
A freestanding wardrobe can be pulled away from the wall, allowing some air movement at the back. A built-in robe is fixed to the wall surface, often with a solid timber or MDF back panel sitting directly against the plasterboard, which in turn sits against the external wall cavity or external cladding.
In winter, that external wall becomes a cold surface. Warm, moist indoor air inside the closed robe contacts the cold back panel and the moisture condenses, just as it does on a cold glass of water on a humid day. The condensation feeds mould growth on the back panel, then spreads to the hanging garments nearest the wall.
Older Corrimal, Bulli and Woonona cottages are the classic Illawarra example: single-skin brick or inadequately insulated double-brick walls facing south, with built-in robes that were retrofitted in the 1970s or 1980s and have never been updated. Mould in a built-in robe follows a predictable pattern. The back of hanging garments is affected before the front, because that’s the surface in closest contact with the cold back panel. Leather and suede shoes and bags are usually the first to show visible growth, because leather is porous and absorbs moisture readily.
Common signs:
- Black or grey spots on the back of garments, particularly wool and cotton
- White powdery or fuzzy growth on leather shoes, belts and bags
- Musty smell that transfers to clothing when you wear it
- Dark spots or streaking on the back panel of the robe itself

- A smell inside the robe that doesn’t go away after airing

The practical starting point is louvred doors and wire shelving, which cost the least and make the biggest immediate difference for most people. Keep garments spaced, not tightly packed. If the wardrobe is against an uninsulated cavity wall, the permanent fix is insulation. A builder or insulation contractor can assess whether rigid foam insulation can be installed in the robe cavity without major demolition, or whether reframing is needed.
Insulation and lining considerations
If the robe back panel is already mould-affected and the mould has penetrated into the plasterboard behind it, surface cleaning will not solve the problem. The NSW Health mould factsheet advises that porous materials with deep mould penetration, where cleaning does not remove the growth, should be replaced.
This typically means the plasterboard lining needs to come out in that section of the robe. Salvaging clothes vs replacing them
Leather, suede and natural fibre garments can often be saved if mould is caught early.
- Leather shoes and bags: wipe with a clean dry cloth, then a barely-damp cloth. Air in sunlight if practical. Replace insoles. A professional leather cleaner is the safest option for good-quality pieces.
- Natural fibres (wool, cotton): machine wash at the highest temperature the care label allows, typically 60°C or above. Dry on the line in direct sunlight where possible.
- Synthetics: wash per care label. Synthetics are less absorbent but can carry surface mould spores.
- Anything with mould growth through the threads or deep into the fibres: the practical call is often replacement. A specialist dry cleaner with mould experience can advise on borderline cases.

Is wardrobe mould a landlord problem or a tenant’s job to manage?
It depends on the cause.
