Crawl Space Ventilation to Prevent Mould in Wollongong's Southern Suburbs

Negative pressure (exhaust) system: Fans extract air from the subfloor void, drawing fresh outside air in through passive vents. Creates lower pressure in the void, which also reduces upward migration of ground moisture.

Balanced system: Dedicated supply and exhaust fans for larger subfloors or those with complex airflow patterns.

Fan systems typically include a humidity-sensing controller that activates the fan only when subfloor humidity exceeds a setpoint (typically 70-75% relative humidity). This ensures the fan doesn’t introduce outside air that is already more humid than the subfloor on summer nights.

Ground Vapour Barriers

A vapour barrier, heavy polythene sheeting (minimum 200 micron, ideally 300 micron) laid over the ground surface in the subfloor void, significantly reduces the evaporation rate from the soil into the subfloor air.

  • Overlap at joints by at least 300 mm
  • Be lapped up the footings to reduce edge evaporation
  • Be weighted or fixed to prevent movement

A vapour barrier alone reduces subfloor moisture load by 30-70% depending on existing conditions. Combined with improved ventilation, it is highly effective.

Treating Existing Mould on Crawl Space Timbers

Ventilation improvements prevent new mould growth but do not remove established mould from structural timbers. Existing mould on bearers and joists must be treated separately:

  1. Personal protective equipment (P2 respirator, gloves, eye protection) is essential for anyone working in the subfloor void
  2. Visible mould is treated with appropriate antimicrobial agents applied by brush or low-pressure spray
  3. Penetrating fungicide is applied to treat hyphae in the wood surface
  4. Heavily affected timbers with structural compromise may need sistering (new timber attached alongside the damaged member) or replacement
  5. The ground surface is treated if mould is present there

How do I know if I have mould in my crawl space without going under the house? Smell is the most accessible indicator, a strong musty smell at floor level, especially in bedrooms on the ground floor. Or book a professional subfloor mould assessment, many inspectors use a camera on an extension pole so they don’t need to access a very low void.

Is subfloor mould dangerous to my family? Air pressure differentials in a home (warm air rising, stack effect) draw subfloor air upward through floor gaps, cable penetrations and around pipes into living spaces. Active mould in the subfloor is contributing to the indoor air quality of your home. Whether the concentration is high enough to cause health effects depends on the severity of mould growth, this is another reason to get an inspection rather than guess.

My builder says a bit of mould on floor joists is normal, is that right? Some surface mould on timbers is common and does not necessarily indicate a structural problem. But “normal” doesn’t mean it should be ignored.
