Replacing Mould-Damaged Plasterboard in Illawarra Homes: What You Can and Can't Do Yourself

Black marks on a plasterboard wall are rarely just a surface problem. In Wollongong and the Illawarra, where homes regularly deal with Escarpment-driven rainfall, ageing rooflines, and concrete-slab moisture wicking, mould behind plasterboard is a common discovery, often revealed during a renovation, an insurance repair, or a professional mould inspection. Quick Answer (BLUF)

If mould on plasterboard is superficial (surface staining only, board still structurally sound, moisture source fixed), small sections can be treated. But any board that is soft, crumbling, or has visible mould on the rear face must be removed and replaced, and the cavity and framing behind it must be treated before new board goes in. Why Plasterboard Is Vulnerable in Illawarra Homes

Standard plasterboard (gypsum core, paper face) is highly susceptible to mould once it gets wet. The paper facing is an excellent food source for mould species, and gypsum absorbs and holds moisture. A single roof leak, a plumbing drip behind a wall, or condensation from an inadequately insulated external wall can saturate a section of board and trigger colonisation within 24-48 hours.

In older Wollongong suburbs, Fairy Meadow, Coniston, Corrimal, Berkeley, homes were often built with single-leaf brick or fibro external walls with no cavity insulation. These walls get cold in winter, and warm humid indoor air condensates on the inside face of the plasterboard. Repeated wet-dry cycling encourages mould even without a leak.

Post-2000 homes in newer Illawarra estates sometimes have the opposite problem: tightly sealed construction with inadequate ventilation, causing humidity to build up inside the building envelope.

Assessing the Damage

Before touching anything, assess what you’re dealing with:

Surface staining only (low risk):

  • Discolouration on the painted or decorated face of the board
  • Board feels firm when pressed, no soft spots, no give
  • Moisture readings with a pin-type meter are in the normal range (below 16% for plasterboard)
  • No musty odour from the wall cavity

In this case, the mould may be on the surface only. If the moisture source has been fixed and the board has dried fully, treatment with an antifungal solution followed by encapsulation primer may be appropriate.

Deep contamination (must replace):

  • Board feels soft, spongy, or crumbles when pressed
  • Paint or plaster is bubbling, peeling, or has a tide mark from prior moisture
  • Musty or earthy odour emanating from the wall cavity
  • Mould is visible at cornice lines, skirtings, or around electrical outlets, a sign water has tracked within the cavity
  • Any board that has been visibly wet for more than 24-48 hours, even if it feels dry now

Safe Removal of Mould-Affected Plasterboard

  1. Seal off the work area, use 200-micron poly sheeting on doorways and AC/heating vents. Tape all edges. If possible, create negative pressure by placing a fan exhausting to outside.
  2. Turn off HVAC, ducted air conditioning is the fastest way to spread mould spores through a house during demolition.
  3. Wear PPE, at minimum: P2 respirator (not a dust mask), nitrile gloves, disposable coveralls or clothes you can bag immediately afterward, safety glasses.
  4. Mist the area lightly before cutting, a light water spray on the surface reduces airborne spore release during cutting. Do not soak.
  5. Score and pull rather than smashing, minimise the mechanical disruption to the board. Use a utility knife to score and a flat bar to peel sections away.
  6. Double-bag immediately, place removed board directly into heavy-duty (200 micron) plastic bags, seal with tape, and remove from the building promptly.
  7. HEPA vacuum the cavity and framing, before treating, remove loose debris and dead mould with a HEPA-filtered vacuum. A standard shop vac will blow spores into the air.

Treating the Cavity and Framing

Once the board is removed, the exposed framing, noggins, and any remaining substrate need assessment and treatment:

  • Check timber moisture content, readings above 19% mean the timber is still wet and must dry before new board goes in. A fan or dehumidifier may be needed for 24-72 hours.
  • Treat mould-affected timber, apply a biocidal timber treatment (borate-based products are commonly used in Australia) to all affected framing. Allow to dry fully.
  • Assess structural integrity, if bottom plates or wall studs are soft or crumbling, they need replacement. This is a licensed builder’s job, not a DIY repair.
  • Encapsulate if required, for areas where minor mould staining remains on structural timber that cannot be replaced (e.g., embedded posts), an antimicrobial encapsulant paint can seal in residual spores.

When to Call a Professional

Call a professional mould remediation service when:

  • The affected area exceeds 1 square metre (the general threshold where DIY risks outweigh benefits)
  • You find extensive mould inside the wall cavity extending across multiple bays
  • The property has been unoccupied and the extent of damage is unknown
  • A household member has respiratory illness, asthma, or a compromised immune system
  • The damage involves the roof space, subfloor, or external wall cavity
  • You discover anything that may be asbestos (common in pre-1990 Illawarra homes, stop work immediately)

FAQs

Can I use mould-resistant plasterboard when patching?

Yes, and you should. Products marketed as moisture-resistant or mould-resistant plasterboard (blue or green board) use a fibreglass mat facing rather than paper, removing a key food source for mould. Use it in all wet areas and anywhere a past moisture problem has occurred.

How long after a leak should I wait before replacing plasterboard?

Wait until moisture readings in the framing and remaining structure are in the normal range, below 15-16% for timber framing. Depending on the severity of the leak, this can take 3-14 days with drying equipment, or weeks without it. Installing new plasterboard over still-wet framing guarantees the mould problem will recur.

Is mould behind plasterboard always visible from the front?

No. Mould can colonise the rear paper face and the gypsum core for months before any visible sign appears on the front face. Thermal imaging and pin or capacitance moisture meters are far more reliable than visual inspection alone for detecting early cavity mould.
