The four factors that have the most consistent effect on mould removal pricing across all Illawarra suburbs are:
1. Job extent. The size of the affected area and how deeply the mould has penetrated the building material. Surface mould on a bathroom ceiling is at the low end. Wall cavity mould requiring plasterboard removal and treatment of framing is significantly more. Subfloor mould requiring access, contained work, and structural drying is at the higher end.
2. Housing stock and material type. Double-brick homes, common in Corrimal, Fairy Meadow, Wollongong CBD and older Dapto, typically require more careful work around the cavity between the two leaves of brick. Some moisture problems in double-brick are behind the inner leaf, meaning wall linings may need to come off. Weatherboard cottages in Thirroul, Austinmer and Bulli have their own pattern: moisture often penetrates the timber structure behind the lining. Newer slab-on-ground estates in Shell Cove and Flinders have less deep moisture ingress in most cases, but slab-edge rising damp can be an issue.
