Mould After Rendering or Repainting: Trapped Moisture

Mould appearing on a wall within weeks or months of a render job or a repaint is one of the more confusing patterns homeowners run into, because the work was meant to make the wall look better, not worse. The usual explanation is that the render or paint film has sealed in moisture that was already there, or has closed off a drainage or ventilation path the wall relied on, so the dampness that used to escape now has nowhere to go except through to the surface. Why Does Mould Appear Straight After Rendering or Repainting?

Render and modern acrylic paints are both, to varying degrees, vapour barriers. That’s a deliberate part of what they do: a good render coat sheds rain, and a good paint film resists staining and weathering. The problem is that a wall isn’t just resisting moisture from the outside, it’s also often carrying moisture from the inside out, whether that’s residual construction dampness, rising damp wicking up through masonry, or humid room air slowly diffusing through plasterboard and blockwork.

Before the render or paint went on, that moisture had at least some way to evaporate off the original, more porous surface. Once a low-permeability coating goes over the top, the wall can end up drying far more slowly than it’s wetting, and moisture backs up just behind the new surface. Mould doesn’t need free-flowing water to establish; it needs a persistently damp substrate, and a wall that can wet but can’t dry is exactly that.

A second, entirely separate mechanism causes the same-looking result: render and paint jobs sometimes physically block existing drainage or ventilation paths. Weep holes at the base of brick veneer walls can get rendered over or bridged by a new coating running down to ground level, and once they’re sealed the cavity behind the brick can no longer drain. Subfloor vents get painted or rendered shut in exactly the same way. Neither of these is usually deliberate. It’s a tradesperson working quickly and not realising a small opening at the base of a wall had a structural purpose.

Which of These Two Problems Do You Actually Have?

The distinction matters because the fix is different.

Trapped internal moisture shows up as a broad, diffuse dampness or mould bloom across a section of wall, often worse in a cooler room or on a south-facing external wall, and it tends to develop gradually over the weeks and months after the job rather than appearing overnight. Bubbling or peeling paint film, a faint but persistent musty smell, and dampness that feels consistent across a wide area all point this way.

A blocked drainage or vent path shows up more locally: mould or damp concentrated near the base of a wall, particularly where the render meets the ground line, or a return of a problem that had previously been under control before the job. In practice, both mechanisms can be present on the same job, particularly on an older home having a full exterior refresh done at once. A moisture inspection is the only reliable way to separate the two rather than guessing from the pattern on the wall.

Does This Only Happen with Render, or Does Repainting Cause It Too?

Repainting causes a milder version of the same problem. A single coat of standard interior or exterior acrylic paint isn’t a strong vapour barrier on its own, but repeated coats over decades build up a film that can become one, especially on masonry that was never properly sealed with a breathable primer to begin with. It’s common on older Illawarra homes to find five or six paint layers on an external wall, each one a little less permeable than a fresh, single coat, and a wall in that state can start showing damp and mould at the surface even without any single “trigger” repaint being obviously at fault.

Render is the more common trigger simply because it’s a thicker, more deliberate coating applied in one go, and because rendering jobs often involve surface preparation, cleaning, patching, sometimes bridging existing cracks or gaps, that can inadvertently close off exactly the paths a wall was using to manage moisture.

What Does Treatment Involve?

Once an inspection has confirmed the cause, the approach generally follows this sequence:

  1. Moisture mapping. Moisture meter readings and, where useful, thermal imaging establish how far the dampness extends behind the render or paint, and whether it’s isolated to one section or spread across the wall.
  2. Identifying the trapped-versus-blocked distinction. This determines whether the fix is about restoring drainage and ventilation, improving the wall’s ability to dry, or both.
  3. Clearing blocked weep holes or vents, where that’s the cause, done by a licensed builder where the render itself needs to be cut back or drilled through.
  4. Treating the mould on the affected surface and any plasterboard or masonry it has penetrated, following the same clean-and-treat process used across the rest of our remediation work.
  5. Addressing the coating itself, where the render or paint is the actual barrier holding moisture in. This can mean a breathable render or paint system on a future repaint, targeted holes or vents cut into an existing render coat, or in more serious cases, sections of render being removed and redone properly with drainage provisions built in.

Is it the render or the paint that’s usually at fault?
